Surveys include Infrared, Nuclear, and Visual methods. Specifications include General Specs, Roof Plans, and Roof Details. Inspections include On site, Full Time Inspections and Roof Maintenance Programs. SURVEYS RCS is an industry leader, offering precise, efficient, and professional roofing surveys utilizing state-of-the-art technology. We're at the forefront of roof surveying bringing the very best in personnel and equipment to every project. RCS's surveying methods include Infrared, Nuclear, and Visual. Infrared We utilize the Inframetrics Infra-cam and Flir Thermacam PM545 Thermal Imaging Cameras for infrared roof moisture surveys. With these tools, we are able to see exactly were moisture is trapped within your roof system. The survey is performed after sundown to allow thermal differences (anomalies) to occur once the roof system acquires an equilibrium state. During the day, solar energy heats trapped moisture within the roof insulation. This results in thermal differences that can be detected by our instrumentation. During the survey, suspected wet areas are outlined on the roof surface with spray paint. Next, a roof plan is developed and roof cores are taken in both dry and suspect areas to verify instrument readings. Based on the results of this survey, accurate recommendations can be made for repairs and/or replacement as needed. The equipment utilized for RCS's Infrared surveys includes (3) Inframetrics InfraCam Thermal Imaging Cameras and (1) FLIR PM 545 Thermal Imaging Camera to perform infrared roof moisture surveys. All four (4) cameras are state of the art. With the FLIR PM595, digital images are captured on disk and saved for use in our final reports. The Inframetrics cameras allow for 100% recording of surveys on 8mm tape through standard video connections. Nuclear Water infiltration is one of the industry's most persistent and costly problems. Leaks, loss of insulating properties, structural deterioration and property damage costs owners of large areas of flat built-up roofing billions of dollars every year. This often results in complete removal and replacement of all roofing materials. Rising energy and roofing costs only compound the problem. The Troxler 3216 Roof/Reader allows accurate mapping of moisture concentrations within the roofing structure. This permits repair or replacement of only the saturated areas. As part of a preventative maintenance program, the 3216 pinpoints problem areas while they are still manageable, saving time and avoiding capital outlay. The Roof/Reader is also an effective quality assurance tool on new roofing materials for warranty verification. RCS utilizes the Troxler Model #3216 moisture meter for nuclear roof moisture surveys. We begin with a 5' x 5' grid pattern marked on the entire roof system with spray paint. At each grid point a reading is taken with the nuclear meter, and is recorded on a roof plan grid sheet. After taking readings at all grid points, roof cores are taken at the highest numeric readout to determine if moisture is present. If moisture is found, we then take additional roof cores at lower readouts until results are negative for moisture. By developing a Histogram/Bar Graph of all the numerical readouts, RCS is able to determine what percentage of the roof area is affected by moisture intrusion. We use only cutting edge equipment for Nuclear surveys such as (3) Troxler 3216 Roof/Readers to accurately map moisture concentrations within roofing structures. This permits repair or replacement of only the areas affected by moisture intrusion. Used as a part of a preventative maintenance program, the 3216 has the ability to locate the problem areas while still manageable; thereby saving time and avoiding large capital outlays. RCS also uses the Roof/Reader as a quality assurance tool for the warranty verification of new roofing materials. All of our personnel that use these meters are thoroughly trained for the use of the Nuclear Devices. We are properly licensed by the Nuclear Regulatory Commission for transporting and use of the devices and perform leak test as required by our licensing. Visual Periodic visual inspections and proper repairs made to deficient conditions greatly increase the service life of any roof assembly. Our qualified roof inspectors walk over the entire roof area photographing all observed deficiencies and documenting what they see on a roof plan. We'll recommend maintenance procedures to cited deficiencies, and if requested, we'll contact local roofing contractors for any required repairs. The cost of a visual roof inspection compared with the cost per square foot to replace a roof, or portion of a roof, proves it to be a wise investment.
